While the full points chart for the Villas at Disney's Grand Floridian Resort is not yet available, recent filings contain enough information to determine that it will be the costliest Disney Vacation Club destination ever.  

As part of its legal filings, Disney Vacation Development must disclose the maximum number of points that an owner would spend in order to book a single night at each resort.  This figure is referred to as the "maximum reallocation" cost.  It is the number of points which would be charged--per night--if every night of the year were charged at the same rate.  

For the Villas at Disney's Grand Floridian Resort, the maximum reallocation rates are as follows:

Deluxe Studio Villa:  22 points per night
One Bedroom Villa:  45 points per night
Two Bedroom Villa:  61 points per night
Grand Villa:  147 points per night



In reality, the points per night will be lower than the above figures during slower seasons and higher on the more expensive dates.  Separate views or room classes (Standard View, Lake View, etc.) may also exist, each of which would be rated individually.  

However, these figures can be useful in drawing comparisons between other Disney Vacation Club properties.  The chart below lists the maximum reallocation figures for a number of existing resorts, along with the Grand Floridian villas:

On this basis alone, it appears that Deluxe Studio, One Bedroom and Two Bedroom villas will average 10-30% more--per night--than comparable villas at Bay Lake Tower at Disney's Contemporary Resort.  Grand Floridian Grand Villas, which were yesterday revealed to be Disney Vacation Club's first four bedroom accommodation, will have an average cost more than 50% higher than Bay Lake Tower.  

More complete details will be revealed in the coming weeks as Disney Vacation Club publishes a full points chart prior to the start of new sales.  



The ground lease for the Villas at Disney's Grand Floridian Resort expires on January 31, 2064.  This expiration date gives early buyers the full 50 year ownership term which has become standard for new Disney Vacation Club properties.
