A look at Guaranteed Week sales for the Grand Floridian

Disney’s Polynesian Villas & Bungalows is the third Disney Vacation Club resort offering buyers the option of purchasing Guaranteed Week deeds or the more traditional flexible points deeds. The Guaranteed Week option--often referred to as the Fixed Week option--was first introduced at Aulani, Disney Vacation Club Villas and subsequently the Villas at Disney’s Grand Floridian Resort.

How popular will the Guaranteed Week option be at the Polynesian? Its too early to say. But we can look at sales of Guaranteed Week deeds for the Grand Floridian to get an idea of what may happen with sales at the Polynesian.

Through January 21, 2015, 247 Guaranteed Week deeds have been sold for the Grand Floridian. As displayed in the chart to the right (click HERE for larger Fixed Week Salesversion), the most popular accommodation type is Standard View Studios with 68 deeds, followed by Lake View Studios with 62 deeds.

Sales of Guaranteed Week deeds is not spread evenly throughout the year. Not surprisingly, the last six weeks of the year are the most popular, accounting for 103 (41.7%) of the 247 deeds. Week #49, which in 2015 runs from December 6 to December 13, has the highest number of deeds, 21. There are also 31 weeks that have had three or fewer Guaranteed Week deeds sold, including six weeks for which no deeds have been sold.



The master declarations for both the Grand Floridian and the Polynesian limit sales of Guaranteed Week deeds to no more than 35% of each villa type, such as Lake View studios or bungalows. Furthermore, this 35% cap applies to each of the 52 weeks in the year. The second chart (left) Fixed Weeks availabledisplays how many Guaranteed Week deeds can be sold for each accommodation type.

So far, none of the accommodation types at the Grand Floridian have reached the 35% limit. As shown in the first chart, some of the Lake View accommodation types in the last quarter of the year are just one deed short of the maximum, but most accommodation types are well short of the limit.

Guaranteed Week deeds have accounted for only 4.3% of all the points sold at the Grand Floridian. 127 of the 247 deeds were sold in the first two months after sales began in May 2013, but only 15 Guaranteed Week deeds have been sold in the last six months.

The Polynesian’s Guaranteed Week sales may mirror what has happened with the Grand Floridian, or it may take an entirely different course. As one of its regular features, DVCNews tracks DVC point sales and publishes its findings each month. Sales data for the Polynesian, including its Guaranteed Week deed sales, will be included in the next monthly sales report.
