UPDATED: Grand Floridian floor plans, building layouts revealed

On March 28, 2013, Disney Vacation Development filed its first sales-related documents with the Orange County Comptroller for the forthcoming Villas at Disney's Grand Floridian Resort.  These documents provide new details on room design and the overall facility layout for Disney's twelfth timeshare destination.  

Many supporting documents remain unavailable but thus far it is clear that most of the Villas at Disney's Grand Floridian Resort consists of a mixture of dedicated and lock-off Two Bedroom Villas.  Additionally, the resort will feature six 4-bedroom, 4-bathroom Grand Villas.  These extra large units represent a Disney Vacation Club first; until now the largest villas featured three dedicated bedrooms, sleeping up to 13 guests including a sofa bed and sleeper chair in the living room.

Drawings suggest that the 4-bedroom units will feature three full bathrooms and one 3/4 bath with a shower stall but no tub.  A kitchen, living room, laundry room, two balconies and two separate villa entrances are also featured.

The third-floor Grand Villa features a modified bathroom design and is likely desiganted as a handicapped-accessible accommodation.  

Bedding configurations and maximum occupancies for these larger villas remain unknown.  

The Grand Villas are located on floors one through six and are situated on the building end cap most directly facing the Magic Kingdom theme park.



The Two Bedroom Villas at the Grand Floridian are configured as either dedicated or lockoff villas. Each lockoff can be booked as a single Two Bedroom Villa or in separate components as a One Bedroom and a Deluxe Studio villa. At least one handicapped accessible Two Bedroom Villa exists.

Unlike newer developments including the Bay Lake Tower at Disney's Contemporary Resort and Disney's Animal Kingdom Villas - Kidani Village, there are only two bathrooms in each Two Bedroom Villa at the Grand Floridian. Evoking an older generation of Disney Vacation Club resorts, the master bathroom is split into a jacuzzi / vanity area and a separate toilet / shower / vanity room.  The bathroom is accessible via the master bedroom or the entry hallway.

Lockoff Two Bedroom Villa

Documents currently available suggest the following configuration for the entire villa wing:

1st Floor: 1 Grand Villa + 7 Ded 2BR + 7 Lockoff 2BR = 15 Villas
2nd Floor: 1 Grand Villa + 9 Ded 2BR + 9 Lockoff 2BR = 19 Villas
3rd Floor: 1 Grand Villa + 9 Ded 2BR + 9 Lockoff 2BR = 19 Villas
4th Floor: 1 Grand Villa + 9 Ded 2BR + 9 Lockoff 2BR = 19 Villas
5th Floor: 1 Grand Villa + 8 Ded 2BR + 8 Lockoff 2BR = 17 Villas
6th Floor: 1 Grand Villa + 5 Ded 2BR + 5 Lockoff 2BR = 11 Villas

The above numbers reflect a total of 6 Grand Villas, 47 dedicated Two Bedroom Villas and 47 lockoff Two Bedroom Villas for a total of 100 units or 147 individual "keys" with all lockoff villas counted separately as a One Bedroom + Deluxe Studio.  147 villas is the figure originally cited by Disney Vacation Club when introducing the property.  

With just 100 villas (147 maximum), the Villas at Disney's Grand Floridian Resort will be markedly smaller than Bay Lake Tower's 295 villas (428 maximum.)

Handicapped Accessible Lockoff Two Bedroom Villa

Unless lockoff units are each being counted as two of the overall total, the Villas at Disney's Grand Floridian Resort appears to be even smaller than the 147 villas previously reported by Disney.  

First floor space appears to be reserved for guest laundry, office space, storage and perhaps bell services usage.  

Only one bank of elevators is present in the Disney Vacation Club building.  

Disney Vacation Club has not yet announced when they plan to being selling points in the new timeshare facility.  In 2008, filings similar to these began to appear eight days before Bay Lake Tower plans were announced by DVC and 3 weeks before point sales commenced.
