Disney Vacation Club resort guest rooms are refurbished on a fairly regular schedule, starting about 7 years from the resort opening. Tracking progress of upcoming schedules can be useful to DVC owners as some attempt to plan around projects which may prove disruptive to their vacation experience. 

The chart below summarizes all known details regarding the most recent refurbishment at each resort, along with known or estimated dates for upcoming projects. 

This information will be updated as new schedule details are released. 

Types of Refurbishments

There are two basic types of renovations undertaken at DVC properties:

Refresh: Also referred to as a "soft goods" refurbishment, this project may include changes to wall coverings, floor coverings, window coverings, furniture upholstry, linens and minor furnishings like artwork and in-room light fixtures. 

Full: Also known as the "hard goods" refurbishment, the full renovation encompasses the same items as the refresh along with changes to appliances, kitchen cabinets, bathroom fixtures, furniture replacement and more. The Full refurbishment is typically a "tear it down to the studs" rebuild of the guest room, first occurring about 14 years after the resort's debut. 

Note that these two refurbishment types are not set in stone. In 2021, both Disney's Polynesian Villas & Bungalows and Villas at Disney's Grand Floridian Resort & Spa were subject to a lighter Refresh, however the project also included installation of pull-down Murphy Bed sleeper sofas in all rooms. 

Refurbishment Schedule

According to stated Disney Vacation Club policies, guest rooms are renovated about every 7 years, alternating between the refresh and full refurbishment. Necessary maintenance is still performed on a continuous basis between these projects. Refurbishments represent systematic updates to all rooms within the property. Note that while a refurbishment project is actively occurring, guests have a chance of receiving either a renovated room or a non-renovated room. 

In our schedule diagram above, projects highlighted in yellow have been officially confirmed by Disney Vacation Club. Those in red are our estimates for future refurbishment projects at each resort based upon the 7 year interval. All of these dates are subject to change, including the yellow DVC-confirmed schedule. 

With sales of Disney’s Polynesian Villas & Bungalows effectively wrapped-up and two declarations complete for Copper Creek Villas & Cabins at Disney’s Wilderness Lodge, now seems like an opportune time to update our charts showing the distribution of Disney Vacation Club points across the eight Use Years for select properties.

Annual Dues are expressed as an amount due per point owned. The following chart lists the Annual Dues amounts, per point, since the inception of DVC:

Annual Dues are collected to fund the operating costs of the resort. DVC owners pay for the costs of nearly all resort amenities including front desk Cast Member salaries and benefits, theme park transportation and even Property Taxes. Another component of the dues goes toward a Reserve Fund which is used to pay for long-term projects such as roof replacement, parking lot and road repaving and even wholesale room refurbishments.

Given the inflationary nature of the economy, dues should be expected to rise at a rate of 3-5% per year. Cast Member salaries and benefits represent approximately 75% of the operational costs built into the dues, and they are constantly on the rise.  Fuel prices, insurance rates and property taxes also play a large role in the total cost.

While the compounding impact of 3-5% increase over an extended period of time will be significant, simiar increases should be expected in rates for Disney cash resorts. Room rates constantly increase, often at a rate of 5-8% per year.

In the DVC world, "points" are the currency used to secure accommodations.  DVC members purchase an ownership in a specific resort and that ownership interest is expressed in terms of a number of points.  DVC publishes Points Charts which detail the number of points that must be redeemed in order to spend a single night in a Disney guest room.

All point figures listed on the charts are expressed in per night values.  For example, at Disney's Old Key West Resort a Deluxe Studio villa for a Sunday - Thursday in Adventure season may cost 10 points per night.  A 5-night stay running from Sunday through Thursday (Friday morning departure) would be 50 points (10 pts x 5 nights).  Friday and Saturday nights typically cost more points, a move done to balance the higher expected demand for weekend nights. 

DVC points can be redeemed for any of the Disney Vacation Club resorts as well as a variety  of other Disney and non-Disney destination.  The resorts which are home to actual DVC villas are collectively known as the Disney Vacation Club Collection.  The most economical use of DVC points will always be found within this grouping.  Also note that there are limits to the amounts by which point values can change in the future.  Simply put, for every night increase made for a specific villa size / view / season, there must be a corresponding decrease elsewhere at the same resort.  

DVC has implemented such adjustments--or "reallocations"--several times in recent years.  Most notably the costs for most weeknight stays were increased while decreasing most weekend stays.  Other resort-specific modifications have been made such as increasing the cost of the Treehouse Villas while lowering other villa types at Disney's Saratoga Springs Resort & Spa.

The next grouping is known as the Disney Collection.  This group includes all other Disney destinations which do not currently host DVC accommodations.  Included in this list are resorts at Walt Disney World which are not home to DVC villas (Disney's Yacht Club Resort, Moderate Resorts, etc.), Disneyland resorts, Disneyland Paris resorts, Disney Cruise Line, and so forth.  These point values ARE subject to annual modifications.  They also tend to be much less economical than using points within the Disney Vacation Club Collection.  For example, in the same season one could book a Studio at Old Key West for as little as 10 points per night, a Standard View room at one of WDW's Moderate Resorts would cost 19 points per night (as of 2014.)   

Reservations within the Disney Collection (except for Disneyland resort bookings) are subject to a $95 booking fee, regardless of the length of the stay.  Also note that points used for the Disney Collection are converted into what are called Reservation Points.  Reservation Points must be used outside of the Disney Vacation Club Collection.  In other words, a member could not book a Disney Cruise using points, later cancel and use those same points to book a stay at Old Key West.  When the DCL booking is first made, the points are converted into Reservation Points.  Even if the cruise is cancelled, the points remain Reservation Points and cannot be used to book a DVC resort.

Those who are considering DVC ownership may wonder how many points to purchase.  That's a question with a unique answer for every DVC member.  Review the point charts.  Consider which resort and room classes are preferred, along with the season(s) in which the points will be used and the number of days you wish to visit per year.  All of those factors will contribute to deciding exactly how many points to purchase.
