Disney Vacation Club Direct Sales Continue to Edge Upward in May 2026

In June 2026, Disney began the months-long regulatory process so that next year it can start selling ownership interests in Disney Lakeshore Lodge, which will be the 18th resort in the Disney Vacation Club.  In the meantime, sales for the existing resorts continue to exhibit slow but steady improvement.

In May 2026, Disney sold 161,513 Disney Vacation Club points for the 12 DVC timeshare resorts located at World Disney World.  That monthly point total exceeded what DVC sales have averaged over the previous three-month (159,732 points), six-month (155,491 points), and twelve-month periods (153,108 points). 

For the third consecutive month, Disney’s Saratoga Springs Resort, with 15,455 points, finished third in sales behind Disney’s Polynesian Villas & Bungalows and Disney’s Riviera Resort.  In the last three months Disney has sold 50,918 points for Saratoga Springs.  The last time Disney put its marketing spotlight on the resort it sold 82,695 points in four months from July to October 2024.

The number of small 25-point deeds seems to be slowing down.  After a high of 32 small deeds being sold in February 2026, only 14 such deeds were sold in May.  Interestingly, only two 25-point deeds were sold for Riviera and none for the Polynesian.

Several large deeds were sold in May.  The Riviera had the largest, a 1,000-point deed.  It also had a 700-point deed and two 500-point deeds.  The Villas at Disney’s Grand Floridian Resort had the second largest, a 800-point deed.  Polynesian and Saratoga Springs each had two 500-point deeds. 

Disney’s Riviera Resort —  In May 2026, 59,822 points were sold for Riviera, the most number of points sold for the resort in calendar 2026.  Disney has now sold 5,859,925 points, about 86.9% of the resort’s 6,739,966 total points.   

In May, Disney reacquired 31 deeds containing 6,280 points.  In calendar year 2026 Disney has reacquired 21,884 Riviera points.  These points are returned to their original residential unit and can be resold to the general public.

As of May 31, 2026, Disney had about 745,000 points left that it could sell to the general public.  This number takes into account that Disney, as the developer, is required to retain at least 2.0% of the Riviera’s total points for itself.  It does not take into account the thousands of points that have been committed to deed transactions that have not yet closed and have not been recorded with the Orange County (FL) Comptroller.

No Fixed Week deeds were sold in April for Riviera.  So far, the resort has sold 153 Fixed Week deeds.  

On May 29, 2026, documentation was filed by Disney declaring 20 Riviera vacation homes for the DVC inventory.  With this declaration, all 341 vacation homes at the Riviera are now part of the DVC inventory.

The Cabins at Disney’s Fort Wilderness Resort  In May 2026, 6,990 points were sold for the Cabins.  It was the fewest number of points sold for the resort since 3,950 points were sold in June 2025.

Disney has sold 227,444 points for the Cabins, which is about 8.2% of the resort’s estimated 2,780,943 total points.  Since sales began, the Cabins have averaged 8,123 points a month.

No Fixed Week deeds were sold in May, keeping the total number of deeds at 29 for the resort.   The most popular weeks are #43 and #44, which are around Halloween.  Fourteen Fixed Week deeds have been sold for these two weeks.

Disney has declared 63 cabins for the timeshare inventory.  DVC members will be able to book using points up to 63 cabins on any given Use Day.  There are still another 300 cabins that have not yet been declared.  Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.

Disney’s Polynesian Villas & Bungalows  In May 2026, 68,095 points were sold for the Polynesian.  Disney has sold 1,530,856 points (42.4%) of the 3,608,934 points allotted to the residential units at the Polynesian’s Island Tower.  At its current rate of sales the resort is on pace to be sold out in about 27 months.

In May, Disney reacquired two Polynesian deeds containing 225 points that were drawn from residential units in Island Tower.  These are only the second and third Island Tower deeds taken back by Disney since it started selling deeds for Island Tower in October 2024.  By comparison, Disney has reacquired 52 deeds drawn from the original longhouses and bungalows in just the last five months.

In March, no Fixed Week deeds were sold for accommodations at Island Tower.  Disney has sold 43 Fixed Week deeds for the resort.

On March 31, 2026, Disney declared 16 more vacation homes for the timeshare inventory at Island Tower.  This latest declaration increases the number of vacation homes that DVC members can book using points from 107 to 123.  There are still 99 vacation homes at Island Tower that have not yet been declared and are still under the control of Disney.  The declared inventory accounts for 1,980,132 points, which is 54.9% of the Island Tower’s 3,608,934 estimated total points.

The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at Disneyland Resort.  Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county.  Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare.  Therefore, sales data for these resorts will no longer be included in the monthly sales report. 

The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for The Villas at Disney's Grand Californian Hotel or The Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.  Thanks to Chris and Dan for assisting in the compilation of the sales data.
