Disney Vacation Club has warned buyers that the popular resort located on Disney's Skyliner is very close to earning a "sold out" designation.
Only 5% of the available points in Disney's Riviera Resort remain available to purchase direct from DVC.
The property launched back in 2019 with more than 6.7 million Vacation Points available.The total points are calculated by multiplying the number of accommodations by the cost to book each villa year-round. Timeshare developers like DVC are permitted to sell enough points for the property to be 100% occupied year-round, less a hold-back of about 2% to accommodate maintenance needs.
During its first year, Rivera put up some of the highest sales numbers of any resort since DVCNews.com began tracking purchases back in 2010. However, sales were completely derailed by the COVID-19 panedmic in 2020. By the time tourism and guest spending had returned, Riviera spent the next 6 years competing with a host of other properties including The Villas at Disney's Grand Floridian Resort, Disney's Polynesian Villas and Bungalows, The Villas at Disneyland Hotel, The Cabins at Disney's Fort Wilderness Resort and Aulani, Disney Vacation Club Villas.

Even after the resort is "sold out", Disney Vacation Club will likely maintain a small supply of points reacquired via Right of First Refusal on resale transfers, foreclosures and other similar transactions. However pricing is typically boosted to reflect the relative scarcity of points.
The most recent resorts to achieve sold out status are Grand Floridian and Copper Creek Villas & Cabins, which are priced at priced at $265 and $255 per point, respectively. With incentives, Riviera currently sits at $222 per point for a first-time purchase of 200 points or a current owner adding-on 150 or more.

Riviera is also the first resort subject to DVC's resale restrictions. Points purchased on the secondary market can only be used for stays at Riviera. In the coming years, buyers with a preference for Riviera may be forced to choose between paying a premium for points direct from DVC or buying resale with 40+ years of restrictions.
