Grand Floridian Price Increase Planned as Sell-Out Approaches

Financial News & Pricing

The base price for The Villas at Disney's Grand Floridian Resort will increase from $217 to $230 each effective September 12, 2023

Grand Floridian

Disney Vacation Club sources have confirmed that the base price for Grand Floridian points will rise from the current $217 each to $230 as of September 12. Current promotional incentives are set to expire on September 11. Between the increase in base cost and a new wave of incentives, Grand Floridian could see a noteworthy increase in its net price for points sold direct from DVC.

Current incentives for Grand Floridian are quite attractive. On a purchase of 150 points, first time buyers will save approximately $2585 or $17 per point. Current owners adding on save even more, up to $3585 or $23 each. A "Welcome Home" promotion allows guests with a current or future trip planned to save an additional $1500. And via the Magical Beginnings program, buyers in the US can sell back their first year's set of points for a credit of $22 each. (Buyers are still responsible for annual dues when using Magical Beginnings.)

This combination of offers could take the price as low as $167 per point for new buyers and $161 each for current owners adding 150 points. Closing costs and other fees may apply. Contact a Disney Vacation Club sales representative to confirm pricing and eligibility.

These prices are valid only through September 11.

The September 12 price increase comes as Disney Vacation Club begins to run short on points at the Grand Floridian. In the month of July, DVC sold more than 128,000 points for the Grand Floridian, leaving them with fewer than 500,000 points remaining. Brisk sales continued in August, reducing that number further.

Each timeshare resort has only a finite supply of points which the developer may sell. Once that supply is exhausted, points can only be re-acquired and re-sold via foreclosures or DVC exercising its Right of First Refusal on a resale transfer. This scarcity of points typically prompts Disney to sharply raise its own asking prices. Other "sold out" resorts like Disney's Beach Club Villas and Bay Lake Tower at Disney's Contemporary Resort are currently priced at $275 each when buying direct from DVC.

No price increases are planned at this time for Aulani, Disney Vacation Club Villas, Disney's Riviera Resort or The Villas at Disneyland Hotel. Aulani and Riviera currently have base prices of $217 each while Disneyland Hotel sits at $230.

In 2024, Disney Vacation Club is expected to launch sales for the new tower at Disney's Polynesian Village Resort and the Cabins at Disney's Fort Wilderness Resort
