Grand Floridian Prices Rise Sharply in Early Fall 2023 DVC Offers

Disney Vacation Club has updated its pricing for early fall 2023. The rates illustrated below are valid from September 12 through October 30. This is an uncharacteristically small window for incentives--offers are typically valid for about 3 months. It remains to be seen if this 7-week promotional period is the start of a new trend or an outlier. Or if DVC has broader plans for October 31 like the start of sales on a new resort...

Disney Vacation Club publishes base rates for each resort with per-point discounts applied depending upon the status of the buyer and size of the purchase. Current owners will pay less than first-time buyers, and larger purchases yield a better per-point discount.

In addition to these per-point incentives, DVC has a "Welcome Home" offer for all buyers who purchase while at a Disney destination or who have an upcoming trip scheduled. The Welcome Home incentive reduces the total price by a flat $1000 for any purchase of 150 or more points. Also, many resorts qualify for a program called Magical Beginnings in which DVC will effectively buy-back the first year's points in exchange for a credit of $20 per point. This is a slight reduction in the Magical Beginnings credit which was previously $22 per point. 

The base price for The Villas at Disney's Grand Floridian Resort has now risen to $230 per point. Modest incentives are available for both first time buyers and current owners as detailed below:  

As expected, this represents a signficant price increase over DVC's summer pricing. With the Welcome Home discount and Magical Beginnings, per-point prices dipped as low as $167 each for first-time buyers and $161 for current owners when buying 150 points. At today's prices, 150 points will cost a first time buyer about $200 each.

$230 per point - $3 incentive - $20 Magical Beginnings - $1000 Welcome Home (also expressed as $6.67 per point) = $200.33

The current owner net pricing is a little better at $195 each for 100 points. These net prices are $33-34 per point more than that summer incentives, or $5000+ more expensive for the entire contract. 

The Villas at Disneyland Hotel is also priced at $230 each with varying incentives. The resort also qualifies for the Welcome Home discount which, again is a flat $1000 off any purchase of 150 or more points.  

Disney's Riviera Resort still has the lower $217 base price with incentives which are a modest improvement over summer. Riviera appears to be the value-priced DVC destination at present. A current owner could see the price dip as low as $170 for 150 points with these incentives, Welcome Home and Magical Beginnings. First time buyers will pay $179 at that level, or they could go up to 200 points and save an addiitonal $5-6 each. 

In a somewhat surprising move, Aulani points are actually more expensive than Riviera at certain volumes. For instance, 150 Riviera points are  discounted by $20 each for current owners while Aulani offers just a $17 discount. 

Lastly, incentives have also been added for Disney's Animal Kingdom Villas. With a base price of $210, buyers can save anywere from $2-12 per point depending upon volume.
