Incentives have ended for The Villas at Disney's Grand Floridian Resort while other resorts feature net prices which are equal to or higher than the last round of discounts.

Disney Vacation Club's push to sell out Grand Floridian points yielded some impressive discounts during the summer of 2023 with net rates dropping as low as $162 per point. Buyers responded, with sales soaring to post-pandemic highs.
With Grand Floridian now "sold out", the question on everyone's minds was whether another resort would be the recipient of similar discounting, and emerge as a great value for direct buyers. The answer appears to be no. This latest round of incentives brings effective prices which are equal or worse than what buyers saw in the September - October 2023 timeframe.
The Villas at Disneyland Hotel is still at its introductory base rate of $230 per point. At the 200 point level, first time buyers will save a modest $7 per point while existing member save $12 each. DVC's Welcome Home offer remains available, reducing the total by a flat $1000 regardless of the number of points purchased if the buyer has a current or future Disney trip scheduled. Buyers can also forfeit their first year's points in exchange for a one-time $20pp discount under the Magical Beginnings program.

Disney's Riviera Resort has been selling for nearly 5 years now and Disney does not appear to be in any hurry to move the points. Incentives actually worsened by $2-3 per point since the last round. With a base price of $217 and discounts of $14 for new buyers and $19 for current owners when buying 200, effective prices are about 10% lower than Disneyland Hotel.
The resort also qualifies for the Welcome Home and Magical Beginnings offers.

The Villas at Disney's Grand Floridian Resort is now priced at a flat $230 per point with no incentives offered. Like other "sold out" properties, the ability to buy depends on whether Disney Vacation Club has points in its inventory to sell. Each DVC resort has a finite number of points which the developer may offer to buyers. Once the points have been exhausted, DVC must rely on avenues like Right of First Refusal and foreclosures to recapture points.
