Saratoga Springs Helps Boost Disney Vacation Club Direct Sales in March 2026

Financial News & Pricing

Short term price incentives for Disney’s Saratoga Springs Resort not only resulted in the resort having its best sales month in 17 months but also caused overall sales to post its best results since March 2025.

In March 2026, Disney sold 171,977 Disney Vacation Club points for the 12 DVC timeshare resorts located at World Disney World, its best month since 179,127 points were sold in March 2025.

Similar to what occurred in February 2026, a legacy resort significantly contributed to the overall sales numbers in March.  Saratoga Springs' sales averaged only 3,233 points over the last 12 months but with the help of the current short term price incentives, Disney sold 17,823 points for the resort.

Disney’s Polynesian Villas & Bungalows and Disney’s Riviera Resort led all resorts in sales for March but Saratoga’s strong showing allowed it to slip into third place ahead of The Cabins at Disney’s Fort Wilderness Resort.

Twenty 25-point deeds were sold in March, less than the 32 deeds that were sold in February.  Disney’s Old Key West Resort had the most 25-point deeds with six.

The largest deed sold in March was a 1,000-point deed for Riviera Resort.  It also had three 500-point deeds sold during the month.  The Polynesian’s largest deeds were a 800-point deed, a 650-point deed, a 600-point deed, and a 500-point deed.  Saratoga Springs also had a 800-point deed.  The Villas at Disney’s Grand Floridian Resort & Spa had a 715-point deed.  Disney’s BoardWalk Villas also got into the large deed action in March with three 500-point deeds, which were all purchased by the same DVC member.

Disney Vacation Club Direct Sales 2026 03

No sales data for March 2026 was available for Disney’s Hilton Head Island Resort.  The Beaufort County, South Carolina, Register of Deeds has not updated its online website since February 20, 2026.  It is not known when data will be available in the future.

Disney’s Riviera Resort —  In March 2026, 58,991 points were sold for Riviera, its fifth best month in the last year and well above the 51,712 points the resort has average over the last 12 months.

Disney has sold 5,755,618 points, about 85.4% of the resort’s 6,739,966 total points.

In March, Disney reacquired 36 Riviera deeds totaling 8,464 points, the most since 9,160 points were reacquired in July 2025.  Twenty-seven of the deeds were reacquired via the trustee foreclosure process.  Once reacquired, the points are returned to their original residential unit.  Disney can then resell those points with the same or different Use Year.

Disney has about 850,000 points left to sell to the general public.  If Riviera sales average a conservative 50,000 points a month, it would be completely sold out around August 2027.  In all likelihood, Disney will remove Riviera from its marketing focus well before it sells all available points.  It will depend on how many points Disney chooses to retain in excess of the two percent it is required to keep for itself.

One Fixed Week deed was sold in March for Riviera.  So far, the resort has sold 153 Fixed Week deeds.

The last time Disney declared more vacation homes for the DVC inventory was in May 2025.  Only 20 of the Riviera’s 341 vacation homes have not been declared for the DVC inventory.  The DVC inventory now accounts for 5,817,509 points, or 94.4% of the resort's 6.7 million total points.

The Cabins at Disney’s Fort Wilderness Resort  In March 2026, 12,122 points were sold for the Cabins.

Disney has sold 212,662 points for the Cabins, which is about 7.7% of the resort’s estimated 2,780,943 total points.  Since sales began, the resort has averaged 8,179 points a month.

The Cabins had a rather slow start when sales launched in February 2024.  But beginning July 2025 its sales pace picked up.  March 2026 sales mark the seventh time out of the last eight months when sales exceeded the 10,000-point threshold.  In its first 17 months of sales, the Cabins topped that threshold only two times. It is also the ninth consecutive month in which sales for the month exceeded the average number of points sold for all previous months.

Two Fixed Week deeds were sold for The Cabins in March, bringing to 27 the number of Fixed Week deeds have been sold for the resort.  Week #43, which is around Halloween, continues to be the most popular week with 11 Fixed Week deeds.

Disney has declared 63 cabins for the timeshare inventory.  DVC members will be able to book using points up to 63 cabins on any given Use Day.  There are still another 300 cabins that have not yet been declared.  Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.

Disney’s Polynesian Villas & Bungalows  In March 2026, 68,095 points were sold for the Polynesian.  Disney has sold 1,403,780 points (38.9%) of the 3,608,934 points allotted to the residential units at Polynesian’s Island Tower.  At its current rate of sales the resort is on pace to be sold out in about 28 months.

In March, no Fixed Week deeds were sold for accommodations at Island Tower.  Disney has sold 43 Fixed Week deeds for Island Tower.

On March 31, 2026, Disney declared 16 more vacation homes for the timeshare inventory at Island Tower.  This latest declaration increases the number of vacation homes that DVC members can book using points from 107 to 123.  There are still 99 vacation homes that have not yet been declared and are still under the control of Disney.  The declared inventory accounts for 1,980,132 points, which is 54.9% of the Island Tower’s 3,608,934 estimated total points.

The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at the Disneyland Resort.  Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county.  Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare.  Therefore, sales data for these resorts will no longer be included in the monthly sales report.

The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney's Grand Californian Hotel or The Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

Thanks to Chris from dvc.market and Dan for assisting in the compilation of the sales data.
