Disney Vacation Club Direct Sales Stay the Course in February 2026

Financial News & Pricing

Except for one legacy resort that had an unusually good month, direct sales for Disney Vacation Club resorts were much like sales over the past several months.

In February 2026, Disney sold 158,105 Disney Vacation Club points for the 12 DVC timeshare resorts located at World Disney World.

The three properties on which Disney is focusing its marketing efforts — Disney’s Riviera Resort, Disney’s Polynesian Villas & Bungalows and The Cabins at Disney’s Fort Wilderness Resort — accounted for 87.9% of sales in February.  The other nine DVC resorts at Walt Disney World, sometimes referred to as legacy resorts, accounted for the remaining 12.1% of sales. This is the second largest percentage of sales for the legacy resorts in the last 16 months; normally, legacy sales average slightly less than 10% of total sales.

Part of February’s increase in legacy resort sales is due to a spike in sales for Copper Creek Villas & Cabins at Disney’s Wilderness Lodge, which sold 6,345 points in the month.  Disney also sold one Fixed Week deed for Copper Creek.  From 2023 to 2025, Copper Creek averaged only 1,689 points in monthly sales and had not sold over 5,000 points since March 2022.

Disney Vacation Club Direct Sales 2026 02

The recent introduction by Disney of a $500 transfer fee on resale transactions has apparently had little impact on buyers’ desires to add small point deeds to their DVC memberships.  In February 32 25-point deeds were sold.  Every DVC resort at Walt Disney World except Boulder Ridge Villas at Disney’s Wilderness Lodge had at least one such deed sold in the month.

The largest deed sold in February was a 1,000-point deed for the Villas at Disney’s Grand Floridian Resort.  The largest deeds for the Polynesian were a 825-point deed, two 705-point deeds, and four 500-point deeds.  Riviera sold five 500-point deeds and the Cabins at Fort Wilderness sold one 500-point deed.

Disney’s Riviera Resort —  In February 2026, 46,765 points were sold for Riviera.  Disney has sold 5,705,091 points, about 84.7% of the resort’s 6,739,966 total points.

Since sales began for Riviera, Disney has reacquired almost 110,000 Riviera points through foreclosures, waivers in lieu of foreclosure, right of first refusal on resale transactions and buybacks.  Once reacquired, the points are returned to their original residential unit.  Disney can then resell those points with the same or different Use Year.

Not including any deeds that were purchased but not closed by the end of February, Disney has about 900,000 points left to sell to the general public.  At its current pace of sales, Riviera may be completely sold out by the summer of 2027.  It may be declared “sold out” before then, depending on how many points Disney chooses to retain in excess of the two percent it is required to keep for itself.

One Fixed Week deed was sold in February.  So far, the resort has sold 152 Fixed Week deeds.  At least one Fixed Week deed has been sold for 32 of the 52 weeks.  Only four Fixed Week deeds have been sold for the 16 weeks from mid-May to late August.

The last time Disney declared more vacation homes for the DVC inventory was in May 2025.  Only 20 of the Riviera’s 341 vacation homes have not been declared for the DVC inventory.  The DVC inventory now accounts for 5,817,509 points, or 94.4% of the Riviera’s 6,7 million total points.

The Cabins at Disney’s Fort Wilderness Resort  In February 2026, 12,675 points were sold for the Cabins.  It marks the sixth time out of the last seven months when sales exceeded the 10,000-point threshold.  In its first 17 months, the Cabins topped that threshold only two times.

Disney has sold 200,540 points for the Cabins, which is about 7.2% of the resort’s estimated 2,780,943 total points.

Since sales started in February 2024 cabin sales have averaged 8,021 points a month.  But over the last seven months that average has iincreased to 12,409 points per month.

Based on the Cabins’ total number of points and the number of cabins the resort will have when fully declared, each cabin has been allotted about 7,661 points.  Given the number of points sold so far, Disney has “sold” about 26.2 cabins worth of points. When fully declared, the DVC inventory should have 363 cabins.

No Fixed Week deeds were sold for the Cabins in January.  Twenty-five Fixed Week deeds have been sold for the resort.  Week #43, which has nine deeds sold, is the most popular week.

Disney has declared 63 cabins for the timeshare inventory.  DVC members will be able to book using points up to 63 cabins on any given Use Day.  There are still another 300 cabins that have not yet been declared.  Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.

Disney’s Polynesian Villas & Bungalows  In February 2026, 79,553 points were sold for the Polynesian, which is close to its monthly average of 78,618 points.  In the 17 months since sales commenced for Polynesian’s Island Tower, sales have fallen within a range of 75,000 to 84,000 points nine times out of the 17 months.

Disney has sold 1,335,685 points (37.0%) of the 3,608,934 points allotted to the residential units at Island Tower.  At its current rate of sales the resort is on pace to be sold out in less than two and a half years.

In February, four Fixed Week deeds were sold for accommodations at Island Tower, including one buyer who bought back-to-back Weeks #51 and #52 for a one-bedroom with a theme park view.  Disney has sold 43 Fixed Week deeds for Island Tower.

On October 14, 2025, Disney declared 23 more vacation homes for the timeshare inventory at Island Tower.  This latest declaration increases the number of vacation homes that DVC members can book using points from 84 to 107.  There are still 115 vacation homes at the Island Tower that have not yet been declared and are still under the control of Disney.  The declared inventory accounts for 1,751,673 points, which is 48.5% of the Island Tower’s 3,608,934 estimated total points.

The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at the Disneyland Resort.  Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county.  Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare.  Therefore, sales data for these resorts will no longer be included in the monthly sales report.

The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for The Villas at Disney's Grand Californian Hotel or The Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.  Thanks to Chris and Dan for assisting in the compilation of the sales data.
